Before applying, please review our basic qualification standards below. While meeting these requirements does not guarantee approval, applicants who generally meet these standards are more likely to qualify.

Exceptions are rare—but not impossible—so if you’ve got a unique situation, feel free to reach out.

Basic Tenant qualifications

Your monthly income is around 2.5x the rent amount.

Certain pets are allowed (fees may apply)

You can provide proof of income and employment.

You’ve had a solid rental history—no recent evictions or broken leases.

You’re comfortable with a credit & background check.

There are no recent criminal convictions on your record.

You plan to stay for at least a year unless noted otherwise.

You don’t smoke or are okay with our smoking policy.

You can pay the deposit and first month’s rent upfront.

You’re able to provide landlord references if requested.

You haven’t had late rent payments in the past year.

You’ll communicate clearly and respectfully.

How Our Application Process Works

Step 1: Submit an Application

Browse our available properties and submit an application for the property you’re interested in.

At this stage, there is no screening fee and no reports are ordered.

Step 2: Initial Qualification Review

Our leasing team will review your application to determine whether you appear to meet our basic rental requirements.

If your application does not appear to meet our requirements, we will notify you before any screening fees are collected.

Step 3: Tour the Property

If your application passes our initial review, we’ll contact you to schedule a tour of the property.

This allows you to see the unit in person before moving forward with screening costs.

Step 4: Screening Reports & Income Verification

After the tour, if you’d like to proceed, we’ll request screening reports and verify income, employment, rental history, and other qualifying information.

A $50 screening fee will be collected at this stage.

Step 5: Approval & Move-In

Once all screening and verification steps are complete, we’ll notify you of our decision.

Approved applicants will receive move-in instructions, lease documents, and information regarding deposits and move-in dates.
